BizTrip Terms and Conditions
Reservations and Cancellation Policy
Any reservation shall be considered confirmed once the payment of the estimated rental deposit has been successfully received.
The cancellation policies applicable to each reservation shall be those corresponding to the channel or website through which the reservation was made.
Reservations of More Than 30 Nights
Payment of the reservation deposit, security deposit, final cleaning fee, and service fee must be made at least 48 hours prior to the check-in date.
Payment may be made by bank transfer under the terms previously agreed with a monthly reservations agent and detailed in writing. No reservation may be confirmed unless such payment has been successfully credited to the bank account provided by the agency. Any bank transfer fees shall be borne by the guest.
The reservation deposit paid shall be non-refundable, except where specific cancellation policies have been previously agreed with an agent and clearly specified in writing at the time of booking.
The guest shall receive information regarding the payment schedule applicable during the stay and the agreed payment dates. If such payments are not made on the agreed dates, the agency may terminate the contract, and the guest shall be required to vacate the apartment, leaving it in perfect condition.
Reservations of Less Than 30 Nights
The reservation deposit must be paid by credit or debit card through the website's secure payment system.
The reservation deposit paid shall be non-refundable except where specific cancellation policies have been expressly stated at the time the reservation is made.
Seven (7) days before the check-in date, the remaining rental balance plus the security deposit shall be charged to the credit card used to make the reservation. The transaction must be authorized by the guest in accordance with European Union regulations. If the charge is declined or not authorized, the reservation shall be automatically cancelled without entitlement to any refund.
Cancellations made less than seven (7) days before the check-in date shall incur a charge equal to 50% of the reservation amount.
If the guest changes the dates or the apartment, this shall be considered a new reservation and shall be subject to the applicable cancellation conditions.
If the guest decides to cancel the reservation after occupying the apartment, the full amount of the reservation shall be forfeited.
A reservation shall not be considered cancelled unless written notification has been received by email from the guest who made the reservation.
If the guest fails to arrive on the check-in date ("no-show"), 100% of the reservation amount shall be forfeited.
If the reservation is made within seven (7) days prior to check-in, the guest shall be charged 100% of the reservation amount. The applicable cancellation policy shall apply in the same manner.
The cancellation policies applicable to each reservation shall be those specified on the booking channel or website through which the reservation was made.
Under a "Non-Refundable" cancellation policy, where expressly specified, the guest acknowledges that BizTrip/MitHouse is under no obligation to refund any amount paid after the reservation has been created. This policy applies, without limitation, to cancellations resulting from delayed or missed flights, trains, public or private transport; conflicts in the country of origin or destination; visa issues relating to entry into Spain or departure from any other country, including missing, incorrect, or denied travel documents or permits; death; illness; accidents; adverse weather conditions; and natural disasters.
Payment and Reservation Confirmation
Reservations of More Than 30 Nights
The payment schedule shall be established in writing prior to reservation confirmation and shall depend on the duration of the stay.
Reservations of Less Than 30 Nights
Details of payments made and outstanding payments shall be specified in the reservation confirmation email.
In order to access the apartment, all payments, including the security deposit, must be fully settled beforehand. BizTrip/MitHouse shall not be responsible for delays in apartment handover due to outstanding payments.
Security Deposit
Reservations of More Than 30 Nights
A security deposit amount shall be established in writing by a monthly reservations agent before the reservation is made. This amount may range from half a month's rent to two months' rent.
In the event of damage to the apartment caused by misuse, the agency shall provide the guest with a written report and deduct the cost of repair and/or replacement from the security deposit once assessed as soon as reasonably possible. The deposit may remain withheld during the assessment process until final resolution.
If the security deposit is insufficient to cover such costs, the guest agrees, by accepting BizTrip/MitHouse's Terms and Conditions, to pay the remaining amount immediately.
Reservations of Less Than 30 Nights
Before arrival, a refundable security deposit ranging between €200 and €400, depending on the apartment type, shall be required. This deposit shall be secured by credit card pre-authorization only and shall never be accepted in cash.
By accepting these Terms and Conditions, the guest agrees that any damage caused by the guest and/or accompanying persons may be deducted from the refundable security deposit and that the guest shall remain liable for any damage exceeding the deposit amount.
The security deposit shall be charged and retained by the agency and refunded to the same credit card within a maximum period of seven (7) days after departure, once the apartment has been inspected and found to be in good condition.
In the event of damage caused by misuse, the agency shall provide a written report and deduct the repair and/or replacement costs from the security deposit once assessed. The deposit may remain withheld until final resolution.
Should the deposit be insufficient to cover the costs incurred, the guest agrees to pay the remaining balance immediately.
Check-In and Check-Out
Before Your Arrival
The reservation confirmation email will contain the exact address of the apartment and our offices, contact details, payment breakdown, and specific check-in and check-out instructions for the booked apartment.
Please note that these instructions may vary depending on the arrival time or apartment booked. We kindly ask that you review them carefully.
To facilitate the registration and access process and to comply with public security regulations, the guest and all occupants must complete online check-in prior to arrival.
This process will be carried out through a secure website accessible from any device with internet access.
During registration, guests will be required to provide the information requested by the authorities through the reading or manual entry of the MRZ (Machine Readable Zone) of their identity document. Submission of images of identification documents will not be required.
All information shall be processed in accordance with applicable data protection regulations (GDPR).
To complete the online check-in, guests must enter the guest code received by email.
BizTrip/MitHouse shall not be responsible for delays in access resulting from failure to complete the registration process in advance.
Most of our apartments are equipped with digital locks for apartment and/or building access. Access is provided through the same secure website used to complete online check-in.
We recommend that all occupants complete the registration process individually so that each person can access the property from their own device.
If the reserved accommodation does not have a digital lock, online registration/check-in through our secure website shall still be mandatory. In addition, guests must call us at least 30 minutes before arrival so that a meeting at the apartment can be arranged.
During the in-person check-in process, a BizTrip/MitHouse representative will meet the guest, provide the keys, apartment instructions, and other relevant information.
Please note that failure to contact us sufficiently in advance may result in waiting times upon arrival.
Important: In-person check-in is available between 3:00 PM and 2:00 AM.
For arrivals after 9:00 PM at apartments requiring a BizTrip/MitHouse representative to grant access, a late check-in fee of €70 shall apply and must be paid in cash upon arrival.
The official check-in time begins at 3:00 PM. BizTrip/MitHouse will make reasonable efforts to provide earlier access whenever possible.
For same-day reservations, the official check-in time shall be from 7:00 PM onwards.
Access to the property shall only be granted once all payments, including rent and the refundable security deposit, have been fully paid.
Please ensure that we have your updated arrival time so that we can coordinate your check-in efficiently. Any delays or changes should be communicated to your agency contact person as soon as possible.
For operational purposes, our check-in team may contact you by phone or email before arrival solely to obtain more precise information regarding your arrival time.

Check-Out
Departure from the Apartment
Check-out must take place by 11:00 AM at the latest. Any unauthorized departure after 11:00 AM shall incur a penalty.
If you require a later departure, please check availability with our office no later than 24 hours before the official check-out time.
Late check-out requests will be confirmed by our reservations team subject to availability. The cost of remaining in the apartment until 6:00 PM shall be 50% of the nightly rental rate. Any departure after 6:00 PM shall be charged at the full daily rental rate.
On the day of departure, guests must leave the apartment in good condition.
According to municipal regulations, it is prohibited to dispose of rubbish during daytime hours. Guests are required to dispose of waste each evening during their stay in accordance with the procedures established for the building in which the apartment is located and as explained during check-in.
Guests are not permitted to leave more than one rubbish bag in the apartment upon departure. Failure to comply shall result in a €50 penalty charge.
Upon prior notice, the BizTrip/MitHouse team will be pleased to arrange transportation for your departure from the apartment.
BizTrip/MitHouse accepts no responsibility for personal belongings left behind in any of our apartments.

Apartment Cleaning
BizTrip/MitHouse shall deliver the apartment clean and equipped with bed linen and towels according to the number of occupants and the duration of the stay.
Any additional materials or supplies requested by guests shall incur an extra charge.
Before departure, guests are required to leave the apartment in good condition, ensuring that rubbish has been properly disposed of and that the apartment has been tidied.
We strongly recommend disposing of rubbish on the evening before departure.
Leaving more than two rubbish bags inside the apartment may result in a €50 penalty charge.
Guest Obligations
The reservation holder and all occupants of the apartment must identify themselves in accordance with applicable public security regulations. The information provided shall be communicated to the competent authorities as legally required.
To facilitate access to the accommodation and ensure compliance with these regulations, all guests must complete the registration process prior to arrival through an online system accessible via a secure website.
During this process, guests will be required to provide mandatory information through the reading or manual entry of the MRZ (Machine Readable Zone) of their identification document. Submission of images of identification documents shall not be required.
All information provided shall be processed in accordance with applicable data protection legislation (GDPR).
The check-in process must be completed by the person named on the reservation.
If that person cannot be present on the check-in date, they must notify BizTrip/MitHouse in advance by email, providing the name and identification number of the person authorized to complete the check-in and who shall assume responsibility for any outstanding payments and the documentation required for police registration purposes.
Failure to provide this information shall make check-in impossible.
Pets are only permitted if written authorization has been expressly granted before the reservation is made.
If you are unsure whether pets are allowed, we recommend contacting BizTrip/MitHouse before making your reservation.
Guests agree to grant access to authorized BizTrip/MitHouse personnel, or any personnel appointed by BizTrip/MitHouse, for the purpose of inspecting the property in cases of emergency, maintenance work, repairs affecting communal building services, or situations causing damage to neighboring properties.
Should the guest refuse access, the guest shall be directly liable for any resulting damages or losses, without prejudice to any legal action that may be taken.
In the event of any breach of the obligations described above, BizTrip/MitHouse reserves the right, at its sole discretion, to require the guest to vacate the apartment immediately. In such cases, the guest shall not be entitled to any compensation whatsoever.
Conduct During the Stay
Loud music and parties are strictly prohibited.
Failure to comply with this rule may result in the automatic forfeiture of the security deposit.
Quiet hours are from 10:00 PM to 10:00 AM.
We greatly appreciate your cooperation and trust that you understand these rules are necessary to ensure peaceful coexistence with neighbors and other residents.
All of our apartments are equipped with noise monitoring systems. If excessive noise is detected, guests will receive a warning which must be respected.
Failure to comply may result in BizTrip/MitHouse requiring guests to vacate the apartment immediately without entitlement to any refund or compensation.
By accepting the BizTrip/MitHouse Terms and Conditions during the online check-in process, the guest agrees to behave appropriately and responsibly and accepts responsibility for the conduct of all accompanying occupants.
Should inappropriate behavior occur, BizTrip/MitHouse reserves the right to require the guest and all accompanying persons to leave the apartment immediately without any right to compensation, reimbursement, or future claims.
In such cases, both the prepaid rental amount and the refundable security deposit shall be forfeited.
Smoking is strictly prohibited inside the apartment.
Failure to comply with this rule shall result in the forfeiture of the security deposit.
No commercial events, professional photography sessions, filming, or commercial recordings may take place on the property without the prior express written authorization of BizTrip/MitHouse.
By making a reservation with BizTrip/MitHouse, you acknowledge and accept these Terms and Conditions.
These rules are accepted again during the online check-in process.
Neither BizTrip/MitHouse nor the property owner shall be liable for any direct or indirect damage arising from the guest's use of the apartment, including but not limited to damages, insurance claims, losses resulting from fire, theft, or criminal activity.
In the event of any breach of the obligations set forth herein, BizTrip/MitHouse reserves the right, at its sole discretion, to require the guest to leave the apartment immediately, without any entitlement to compensation or reimbursement.
Applicable Law and Jurisdiction
In cases where applicable law allows the parties to choose the governing law, both parties expressly waive any other laws that might otherwise apply and agree that these Terms and Conditions shall be governed by the laws of Spain.
In cases where applicable law permits the parties to choose a jurisdiction, both parties expressly waive any other jurisdiction that may otherwise apply and submit exclusively to the Courts and Tribunals of Madrid, Spain, for the resolution of any disputes arising from or related to these Terms and Conditions.
